THE ESTATE BIO
This historically significant country estate – spanning 27,000 square feet – underwent a four-year journey of design, planning, and restoration. Navigating the complexities of listed building consent and planning permission, Project One was tasked with adapting this grand residence for modern family life while honouring its architectural heritage.
With seamless and meticulous planning, we delivered a seamless union of past and present: a stately home that balances historic character with contemporary comfort, designed for both family living and formal entertaining.

The structural work required to meet the demands of the design and support the building were on a truly commercial scale. We inserted over 200 metres of 1 meter deep RSJ’s to achieve the goals and satisfy building control.
The plant rooms were designed to commercial-grade specifications, capable of supporting a small hotel with backup boilers and three-phase power. Each section of the estate is interconnected through ground ducting and internal risers, ensuring future-proofing for the building.
Following the complete removal of the existing structure and the opening up of numerous rooms, we meticulously rebuilt each section with a new layout, preserving details from the original design while crafting all-new surface materials on-site.
Every aspect of the estate was thoughtfully designed for its intended use, creating a seamless flow that transitions from the oldest part of the property—housing the formal reception rooms—through the family living and entertaining spaces, up to the guest suites, and across to the family suite of bedrooms. The layout ensures that guests and family members enjoy all amenities in separate areas with private and shared access as desired that have a distant personality resulting in a uniquely homely atmosphere that beautifully balances grand elegance and vast proportions.
There were countless firsts throughout this project, and we invite the images to speak for themselves. The challenges encountered were unparalleled, but pushing boundaries is a standard practice for our team.
One of our favourite innovations is the Missoni walls featuring concealed doors in the family WC, showcasing our commitment to creativity and design excellence. We’ve implemented our curved 5th wall ceiling design across the family area on the ground floor to break up the vast spaces and introduce flow and around the space. The plaster mouldings are worth a consideration as they were cast onsite for perfect reproduction in the formal spaces and simplified to some extent in the family areas to adjust for the lower ceiling while keeping a sense of scale in proportion to the building.
Hand-cutting and polishing the book matched marble sections on-site gives the home a distinctive and signature Project One feel creating a familiar aesthetic as you journey around this impressive residence.
